Should I get pre-approved before looking?
Yes! Absolutely you should, this makes the entire process much more streamlined. I can't tell you how many times a deal has fallen through due to financing. If you are not pre-approved, I have many contacts that can assist you with that as well!
How long does it usually take to buy a home?
It all depends on waht you are looking for. That being said, Whenever I have represented buyers I always am able to find a good home for them within a month and a half. Sometimes even within the week. It all depends on when the right property pops up. But I work tirelessly to find properties as soon as they pop up to ensure that you never miss an opportunity and will be one of the first to see it!
What red flags should I look for during showings?
Water damage is always a big one, foundational damage, how old is the roof, how old is the water heater, have the repairs been dealt with properly, and when it comes to townhouses make sure you know what the condo fees cover. Look for the quality in which they have repaired anything as well. I know many top of the line property inspectors that I swear by as the best in their industry. I also have an extensive background in property investing and home renovation, so I have an eye for detail in home maintenance!
How much should I offer and can I renegotiate after inspection?
What you offer depends on a couple of variables such as how the market is, how long the listing has been up, the quality of the property, and lastly how much interest there actually is in the property. I will always negotiate on your behalf to get the best deal possible in any given scenario. If after the property inspection we find glaring issues, the price and/or repairs can always be renegotiated. This is why in all of our contracts we make sure to include a condition for satisfaction regarding the property inspection. If it is not up to your standard, you can always walk away from the deal.
What are closing costs?
Closing costs often depend on the type of property and what needs to be done legally to transfer the title and to ensure everything transitions smoothly. If you are a buyer, with property inspection that runs between $300-$500, lawyer fees are between $500-$1500, and anything else that needs to be repaired before hand. If you are buying, you do not need to worry about paying out the Realtors involved, if you are selling however, make sure to budget for that as well. If you are a seller, make sure to budget for photos, RMS measurements, surveying, and paying out the Realtors.
How much is my home worth and how do I determine what to list it for?
How much your home is worth depends entirely on the neighbourhood, general upkeep and quality of the home, how modernly renovated is, and how many bedrooms and bathrooms as well. That being said, I meticulously go through everything that has sold in the last 90 days in that area of the city and find comparables and will make you a custom comparative market analysis and will walk you through point by point why I think your home should be listed at the price I suggest.
How will you market my home and do professional photos really matter?
Professional photos are of one of the highest importance when marketing your home. It is everyone's first impression of your home and you want it to be the best impression possible. We market your home as a combination of social media, google ads, scheduling open houses whenever possible, and of course listing it on the Calgary MLS system. We optimize the posts for the most interaction and outreach possible.
